Buyer Advocacy.
What is a Buyers Advocate?
We work with investors and home buyers to source, assess and buy high-quality property across Victoria. We utilise our vast area knowledge, industry relationships and comprehensive understanding of the hundreds of Victorian sub-markets to identify and source exceptional properties that meet our client’s needs and budget.
From there we join our clients at inspections or provide a virtual tour for those who can’t make it. We’ll talk through the property attributes, provide a clear assessment of market value and handle the whole negotiation process - whether that’s through expressions of interest, private sale or auction bidding.
Why Use a Buyers
Advocate?
In Australia, selling your house without a sales agent is unheard of. While it’s legal for a vendor to sell their own property, the vast majority of Australians know that having a sales agent will mean they get a much better result. As industry insiders, we find it shocking that many of these same people do not always employ similar experts to help them when they go to buy.
Not only is property selection paramount to the kind of growth buyers will earn over the period they own a property, there is also so much that can happen from start to finish in the buying process that can dictate the overall success of that purchase. Negotiation starts from the moment you have contact with a selling agent, and many buyers don’t realise how much they disclose can eventually be used against them to get the best price for the vendor.
We make sure we only communicate what is needed at the time, so our clients don’t miss out on opportunities or end up paying more than they need to secure their dream home or investment. We use our industry knowledge to highlight what our clients need to be aware of and give them inside information to help make a decision. We’re also master negotiators - we know how to put an attractive offer together with our clients’ best interests in mind and having auctioned properties ourselves, we also know how to create effective strategies for various auction situations.
On top of that - we’re here for the emotional support as well. We’re aware that although we constantly buy property, for many of our clients it’s something they only do a handful of times in their lives. This combined with the fact that many people are going through some sort of transition when they go to buy, emotions are often at an all time high. We listen to our clients concerns and strongly empathise with how they‘re feeling. Sometimes it’s just a matter of talking it through and other times we offer a range of different solutions to overcome the challenges our clients are having. Either way we stay by our clients side to guide them through this journey and celebrate every little win together!
How Much Does a Buyers Advocate Cost?
We charge a fixed fee for service. That means we agree on a figure specific to your needs from the get go, so there’s no surprises! You pay a bit up front and then the rest once we’ve bought you a place and all the terms of the contract have been met.
